For holiday homes, villas, and apartments

A booking system for your holiday home, managed from your phone.

Booking.com and Airbnb in one calendar, direct bookings without commission, guest registration and E. turistas reporting–everything a holiday home, villa, or a few apartments in Lithuania needs, without the complexity of hotel software.

A holiday home is not a small hotel.

Most booking systems were built for hotels with a front desk and later adapted for holiday homes. The result is dozens of settings you will never use and pricing based on facilities you do not have. A holiday home, villa or group of apartments needs reservations from every channel in one place, automated guest answers and Lithuania-specific tasks such as E. turistas reporting and invoices.

Ovilo is built for properties from a single unit up to 50 rooms: rural tourism homesteads, villas, apartments, guesthouses, and small hotels. One person runs everything from a phone, and the team–if there is one–signs in with their own accounts. If you own a property in Lithuania but live elsewhere, that matters more than any feature list.

  • Rural tourism homesteads and villas with several houses or rooms.
  • City apartments–one flat or a dozen.
  • Guesthouses and small hotels without a separate reception.
  • Properties that take bookings both through Booking.com and Airbnb and directly.

Booking.com and Airbnb–without double bookings.

A double booking at a holiday home can ruin the same weekend for two families and leave a poor review online for years. The most common cause is calendars synced through iCal links: they refresh periodically rather than instantly, and carry neither rates nor minimum-stay rules.

Ovilo connects to Booking.com, Airbnb, Expedia, Agoda, Trip.com, and Google through a channel connection. When a guest books on one channel, availability updates on the others, and you change rates and restrictions in one place for every channel at once. Why iCal is not enough is covered in a separate guide.

  • One calendar for all channels and direct bookings.
  • Rates and minimum stay managed from one place.
  • Reservation details–guest, dates, amount–enter the system automatically.

Direct bookings without the 15 % commission.

Returning guests and people who found your place through friends or Instagram should not have to pay a platform. Ovilo gives you a booking page you can add to your website or social profiles: the guest picks dates, pays a deposit by card, and receives a confirmation–without a phone call to you.

Because direct bookings go into the same calendar, they automatically block the dates on Booking.com and Airbnb. Nothing to retype, and nothing to worry about having forgotten.

  • A booking page with your rates and photos.
  • Deposit or full payment by card, reminders for unpaid bookings.
  • A guest database (CRM) so returning guests get an offer directly.

Guests register themselves and receive the door code.

A holiday home usually has no reception, so arrival has to work without you. Before arrival, Ovilo sends the guest a link: they fill in their registration details, receive arrival instructions, and get the door code at the agreed time. The usual questions–‘when can we arrive’, ‘what is the Wi-Fi’, ‘where do we leave the keys’–are answered automatically by email, SMS, or WhatsApp.

You see the day's summary and get a notification only when a decision is yours to make. Everything else happens in the background.

E. turistas and invoices–handled automatically.

In Lithuania the obligation to report guest data to NTIS applies to holiday homes, villas, and private accommodation–not only hotels. Rural tourism has a lighter rule on timing, but the data still has to be submitted. Ovilo sends the details the guest entered themselves to E. turistas, and the reservation shows whether the submission was accepted.

An invoice–in Lithuanian or English, with the 12 % VAT rate if you are VAT-registered–is issued in a few clicks straight from the reservation. For business guests who ask for an invoice with company details, that takes a minute rather than an evening.

  • E. turistas submission from the form the guest completed.
  • Status beside the reservation: submitted, missing data, error.
  • Invoices in LT / EN, for VAT-registered and non-registered businesses.

Priced by rooms, not by reservations.

The Ovilo S plan–one property with up to 10 rooms or units–costs €49 per month, or €39 per month when paid annually. Included: the reservation calendar, channel connections, guest messaging, a direct booking page, E. turistas, and invoices. No per-booking fee and no commission on turnover.

Some systems charge per property or add a percentage on every reservation. For a homestead with three cottages or an owner with a few apartments, that arithmetic quickly overtakes a fixed price. Compare the annual bill with your number of bookings, not the monthly figure on the website.

Moving from Excel or another system–in a few days.

We migrate existing reservations from Excel, Smoobu, Lodgify, Hostaway, or another system and check together that dates and amounts match. Channels are connected while your old system is still running, so you are never a single day without a calendar.

In the demo we walk the whole path using your own property: from a Booking.com reservation to the door code sent to the guest and an accepted E. turistas submission. If something will not work in your case, we will say so straight away.

Short answers

Common questions

Does a booking system make sense for a single holiday home?
Yes. The Ovilo S plan is designed for one property with up to 10 rooms or units–a holiday home, a villa, or a handful of apartments. It costs from €39 per month when paid annually (€49 when paid monthly), with no per-booking fee.
Do I pay for every reservation?
No. Ovilo's price depends only on the number of rooms or units. However many bookings you take in a season, the price stays the same, and there is no commission on direct bookings.
Does it sync Booking.com and Airbnb calendars?
Yes. Reservations from Booking.com, Airbnb, Expedia, Agoda, Trip.com and Google appear in one calendar, and availability updates on every connected channel. The channel connection also carries rates and restrictions, unlike copied iCal links.
Do holiday homes in Lithuania have to use E. turistas?
Yes. The obligation to report guest data to NTIS applies to rural tourism homesteads, villas, and private accommodation as well as hotels. Rural tourism has an exception on timing (reporting at least once a month), but not on the obligation itself. Ovilo submits the details the guest entered themselves to NTIS automatically.
Can I take payments and deposits?
Yes. For direct bookings you can request a deposit or full payment by card, and reminders for unpaid reservations go out automatically.
Does it work on a phone?
Yes. Ovilo is built so that one owner can run a holiday home from a phone–see the calendar, reply to guests, confirm a booking, or send the door code. That matters when you manage a property in Lithuania from abroad.
How is Ovilo different from a basic channel synchroniser?
A synchroniser only aligns calendars. Ovilo also handles guest messages, self check-in, E. turistas submission, payments, invoices and direct bookings. It manages the whole stay, not just availability. Setup for a single property usually takes a few days: we connect channels, migrate existing bookings from Excel or another system, and set up rates and message templates.
