What is a channel manager?

A channel manager is the system that links your reservation calendar to the platforms guests book through: Booking.com, Airbnb, Expedia, Agoda, Trip.com, Google. When a guest books on one channel, availability updates on all the others; when you change a rate or a minimum stay, the change travels to every channel at once.

Without a channel manager, you have to maintain several calendars at once by checking reservations, retyping details and closing dates manually. That may be manageable for one unit, but the risk of mistakes rises quickly with three cottages or ten apartments.

Why iCal links are not enough.

iCal is the simplest route: you take a calendar link from Airbnb, paste it into Booking.com, and vice versa. It is free and it works. But iCal carries exactly one thing–blocked dates–and does so periodically: the platform decides when to read your link, not you. Between two refreshes, both channels can sell the same night.

The second problem: iCal passes on no rates, minimum stay, guest name, or amount. Reservation details still have to be retyped into your own system, and rates changed on each channel separately. Third, cancellations and modifications appear only at the next sync. That is why most double bookings at holiday homes and apartments in Lithuania come not from carelessness but from iCal.

What a real connection does differently.

Booking.com, Airbnb and other platforms provide official interfaces (APIs) for certified partners. They transfer availability, rates, restrictions and reservation details such as the guest name, contact details, amount, cancellations and changes. Updates happen immediately: when a guest books on Airbnb, the date closes on Booking.com moments later.

Rates and minimum stay–from one place.

A seasonal rate, a weekend surcharge, a two-night minimum over Midsummer–you set all of it once and the system pushes it to the channels. Channels can have their own rules: raise the Booking.com rate by the commission amount, for example, and keep the direct rate lowest so returning guests have a reason to book with you.

One important rule: once the system manages availability and rates, stop changing them directly in the platform's extranet. Every manual change on a channel is a mismatch you will have to untangle later.

How many channels do you need in Lithuania?

For most properties–Booking.com and Airbnb. Expedia, Agoda, and Trip.com add international guests, especially in Vilnius, Kaunas, and on the coast, and Google's free booking links lead straight to your own booking page. When channels are managed from one place, an extra channel costs no extra work–just one more line in the calendar.

What to check before you choose.

Ask whether the system connects through the platform's official interface or through iCal–the answer ‘we sync with Booking.com’ fits both. Ask to see what happens when a guest cancels, and how long it takes for the date to reopen on the other channels.

And check whether rates and restrictions travel along with availability. If you still have to change rates on each channel separately, that is not channel management–it is calendar copying.

How is an API connection different from iCal?
An API connection such as Booking.com XML or the Airbnb API carries availability, rates, restrictions and reservation details, including the guest name, contact details, amount and cancellations. Updates happen immediately after an event rather than on a schedule. Ovilo uses these connections.
How do I avoid double bookings?
Keep one calendar that receives every channel and every direct booking, and let it control availability on the channels through the API. Never change availability directly in the Booking.com or Airbnb extranet if the system is managing it–that is how mismatches appear.
Can I have different rates on different channels?
Yes. You set a base rate once and can apply different rules per channel–for example, to offset the commission. Direct bookings can be the cheapest, so returning guests have a reason to book with you.
