Have your own booking page with live availability and payment, show it on your website and in Google, and offer returning guests to book direct.
Guests book direct when it is simple and trustworthy: visible free dates, a clear price, card or bank-link payment, instant confirmation. A "write to us" form does not do that.
Direct bookings must land in the same calendar as Booking.com and Airbnb, otherwise the commission you saved is lost to a double booking.
